Lazy Meadow is a comfortable, newly refurbished family home in the pretty village of Westbourne, just north of Emsworth on the Hampshire/Sussex Border. Sleeping up to 8 people, plus a baby in a travel cot, the house has large gardens and is bordered by the River Ems on one side and the millstream on the other. Ideally located for the horse racing and motor events at Goodwood, it is within easy driving distance of Portsmouth, Chichester and the South Downs.

Lazy Meadow has 2 double bedrooms with king beds and two twin rooms. There is one family bathroom upstairs with a bath/shower, with a cloakroom downstairs. The open plan sitting room, with reclining chairs (some rocking), has a Smart TV with freeview and a DVD player. The spacious dining area easily accommodates 8 people and a conservatory off the sitting room gives views of the beautiful garden. The newly fitted large kitchen has a breakfast bar, a 4 oven range, microwave, fridge freezer, toaster and Nescafe Dulce Gusto coffee machine with a selection of pods provided. There is a separate utility room (the tiles of which have been left in place as a tribute to the 70s!) with washing machine and tumble dryer. The large garden to the rear has a BBQ and seating for 8, with the River Ems running to one side and the millstream on the other. Guests have use of a private meadow beyond the garden, suitable for walking dogs or a picnic (subject to whether livestock are grazing - please do ask me) There is ample free parking for 4 cars in the private driveway.

Guests will be sole occupants and have access to all of the house and garden, although we are currently "reclaiming" the far end of garden (beyond the willow tree) back from the weeds and brambles, so please venture down there at your own risk! Beyond the garden, guests have the use of a private meadow to walk dogs (subject to livestock being in the field - there is sometimes cattle or sheep there so please ask me), bordered by the river and stream with established trees.

The river, mill stream and pond in the front garden are all unfenced so PLEASE be aware of this, especially with small children.

Out of respect for our neighbours, we do ask you to observe "quiet hours" at the property between 11 pm and 7 am, and your assistance with this is much appreciated.

IMPORTANT - CORONAVIRUS UPDATE

In these unprecedented times, we are absolutely committed to making your stay at Lazy Meadow as comfortable and safe as possible. Because of the current situation with Coronavirus we are operating an enhanced cleaning and disinfecting protocol. This is to protect both our guests and our cleaning team. This does mean that we have had to alter our normal check in and out times to allow longer for our cleaning team to prepare the house. It also means that we have been advised to remove some of the non-essential items such as books, DVDs, games, cushions and throws. This allows our cleaning team to work hard on cleaning and disinfecting the house thoroughly, especially the "high touch" areas and the contents of the kitchen.

We do need to ask you, our guests, to help too. At the end of your stay, please strip your beds and leave the linen and towels by the washing machine. Please empty all bins and double bag the rubbish in the bags provided. Please open all windows and doors before departing to help ventilate the property. Finally, please load the dishwasher with china and mugs/glasses and leave it running. We do appreciate this is a lot to ask but we'd like to work with you to help carry on welcoming guests to our cottages and we are very grateful for your assistance.

Westbourne is a pretty village that nestles on the Hampshire/Sussex border. The local amenities are good with a Co-op within 5 minutes walking distance of the property and a pharmacy a couple of minutes further on. There are 3 pubs and an Indian restaurant and an excellent fish and chip shop. There is a doctor's surgery and hairdresser and a fascinating emporium full of gift ideas and painted furniture.

The town of Emsworth is 5 minutes drive to the south and there are pleasent walks to be had around the harbour and mill pond. There is a wider range of shops there and a Michelin starred restaurant - 36 On the Quay.

If you like the beach, you can either visit Hayling Island (shingle) or West Wittering (sand). Both are between 20 - 30 minutes drive away although traffic can be heavy in the summer.

For walks, Stansted Park is 5 minutes drive away. There is a wide avenue of grass in front of the house or you can wander though the woods.
