The Manse cottage is a lovely two bedroom late Georgian home in the Western Fells of the Lake district in the delightful village of Great Broughton.This is a very cosy cottage, beautifully furnished and is ideal for holidays and getaway breaks. Free Wi-Fi is available throughout the property. We are close to the attractive towns of Cockermouth and Keswick with excellent restaurants and a whole bundle of sights to see. The beautiful lakes of Bassenthwaite, and Buttermere are only a short drive.

The cottage is located in the village of Great Broughton and has a parking space for one car.
The ground floor consists of a cosy lounge with open gas flame effect gas fire, comfy lounge and window seats. A dining area suitable for 4 people and a compact kitchen with Cooker, Microwave, Fridge freezer, Washing machine, Toaster and kettle.The lounge has a flat screen tv, dvd, music player and a selection of DVDs, CDs, Books and games.

The first floor consists of Bedroom 1 with a double bed, Bedroom 2 with twin beds and a bathroom. Towels are provided. There is no smoking on any part of this property.
The Cottage is located across the road from The Punch Bowl Inn pub which is open Thursday, Friday, Saturday and Sunday and meals are available at the Broughton Craggs Hotel.

You have access to all our property. However the back door is only used as an emergency exit only as we have no outside space at the rear of the property.

Free Wi-Fi.
JVC mini Hi-Fi system. Press standby button to turn on. For the radio channels press Tuner Band in blue on the remote until FM appears. Then select numbers 1 – 5 for the pre-stored radio channels shown by the small lamp. For the CD player press CD in blue on the remote. Press open on the CD player. Insert a CD and then manually close. Press CD in blue to play. Please return CDs to where you found them.

DVD player. Press power on the remote. Press open/close on the remote. Insert DVD into slot. Press open/close again to shut (Do not manually shut). With LG TV remote press power to turn on and then press input (top left on the remote). With input menu displayed arrow down until you get to AV3(CVBS). Press OK. DVD will now be shown and DVD remote can be used. When you have finished with the DVD press input again on the TV remote and go to antennae and press OK. Please return DVDs to there place.

LG TV. The TV is switched on by using the POWER button and all channels can be found in the normal way from 1 –49. If TV is not working normally please select the input button top left on the remote and arrow up to the antennae position and press OK.

RE-Cycling A green bin is provided at the far end of the car park for all 4 cottages for all your paper and card board. A purple bag is provided in the first cupboard on the left in the kitchen for glass bottles, plastic cartons and tins. All other rubbish should be put in the bin under the sink and then transferred to the black bin with a number 10 on the front of it.

Parking We are allocated one parking space on the right side closest to our cottage. Please be sure to leave space on the right side as this is a pedestrian walk way. Park between the two lines. Parking for an extra car must be found on the street making sure not to block access.

Central Heating The central heating boiler is located in the twin bedroom in the wardrobe near the window. Please just turn it to on to start the heating. The house will soon be warm. Turn off when not required. Do not adjust the hot water dial on the left because if it is set too high it can result in the hot water from the tap being too hot.

Shower To turn on the shower first turn on the red switch on the landing. Then press the on switch on the shower unit and wait for the water to come up to temperature. Ensure the shower curtain is open and inside the bath.

Gas fire The gas fire in the lounge turns on by putting the black lever on the right side down until you feel resistance. Hold this down for a few seconds until ignition lights the gas on low. Then with the flames showing turn up gently by pushing the lever upwards. To turn off push the lever up to the top.

Coffee Machine The Senseo coffee machine in the kitchen works with coffee pads (like tea bags not capsules) There will be a small supply in the coffee tin. Pull up the lever on the top of the machine and remove any old coffee pad and then insert a new pad ensuring it lies flat in its place. Pull lever downwards until it clicks in place. Remove the water storage unit from the back of the machine and fill from the tap making sure you do not go over the maximum mark. Turn on the machine by pressing the big middle standby button. The large button on the front will flash slowly as its heats up the water. When the water is ready to use the light stays on. Then press the left hand button when you have your cup or mug in place. NB When the large button flashes rapidly the water unit needs refilling.

The village of Great Broughton is located on the river Derwent that flows from Derwentwater and Bassenthwaite lakes. The cottage is ideally located equally close to both the seaside (The Solway firth) and is in the Northern Lake District and Western fells. The village has a post office/ general store and has 3 pubs and a restaurant for bar meals at the Broughton Craggs Hotel . The beautiful lakes of Bassenthwaite, Buttemere, Crummock water, Derwentwater and Wastwater are easily accessible. Swimming and beaches are possible in the lakes and the seaside town of Allonby ( 20 minutes). The mountains of Skiddaw, Grasmoor, Haystacks and Scafell in the western fells are wonderful days out for walkers and mountaineers. The town of Cockermouth is nearby and is the home of Wordsworth house, Jennings brewery, boutique shops and restaurants. Keswick is a short 20 minute drive and this has market days (Thursday and Saturday), lake boating, the Pencil museum, swimming pool, Theatre by the lake, cinema and many thriving restaurants and shops. The Whinlatter centre is close by and features café, bike hire, high ropes course, mountain bike trails and a live video camera in the Osprey nest.

I am retired and have been a walk and klettersteig leader in the Austrian Alps. I was previously a Travel Agent in England. I have a passion for the Mountains -walking climbing and skiing. My other interests include sailing and I have been a Christian for 20 years. My wife Lesley is a retired hotelier and she ran her own hotel in the city of York England. Our cottage in Great Broughton near Cockermouth is in an ideal location for both the lakes and the seaside. The less visited western fells are easily accessible from the cottage along with the towns of Cockermouth and Keswick.

It has one double bedroom and 1 twin bedroom that accommodates 4 adults comfortably making it a perfect retreat. This is a very cosy cottage and is ideal for holidays and getaway breaks. The home is beautifully furnished and it has its own dedicated parking space right in front. Walking and easy riverside rambles are possible from the front door.
