Farm stay with hot tub/ sauna and wild swimming

Tolley Lodge, an idyllic place to stay, located on 180 acres of farmland, woodland and 400m from our spring fed lake. Own private garden, wood-fired hot tub and uninterrupted views of open pasture and the South Downs. There's plenty of logs for your own private hot tub and firepit (gas bbq supplied as well). You can also hire our WOOD-FIRED SAUNA; a perfect addition with a wild swim in our spring fed lake. Private sessions from £30 can be booked during your stay. Dogs are welcome on leads.

Heavenly Waterside Sussex Barn

Tack Barn is our super stylish and sustainable holiday cottage here at Upper Lodge near Lewes - a very special place to stay. Tucked into a private woodland overlooking the pond and countryside, we've kitted it out with products and art from local makers. Ideally located for Lewes, the iconic Seven Sisters Cliffs and South Downs. Hop into the hammock and sit by a glowing fire-pit in the summer, or snuggle up in front of the wood-burner in the winter - the Tack Barn is special all year round.

Nestled between the beautiful East Sussex villages of Ticehurst and Wadhurst (voted the best place to live in the UK 2023), The Studio at Brick Kiln Farm offers a unique opportunity to relax and stay next to working farmland surrounded by stunning countryside. Ideally situated, guests are spoilt for choice when deciding how to spend their days. Bewl Water, Bedgebury and Scotney Castle are within easy driving distance and an evening can be finished at one of the excellent nearby village pubs.

The pretty village of Lamberhurst has lots of pubs to offer, with top quality food and local ales. Trains to London are 1 hour from Frant station. Nearby attractions include Scotney Castle, Bewl Water and Bedgebury Pinetum.

Double doors open to a balcony overlooking the lake Bedroom 2 - 2 Single Hypnos medium mattresses or 1 x Super King bed Includes two further fold out beds best suited for children. The Loft at Little Park Farm offers an idyllic retreat in over 20 acres of private countryside, the perfect escape for a relaxed and enjoyable break in the natural beauty of Sussex. The farm offers a mosaic of habitats thriving with wildlife; with woodland walks, duckponds, and ornate gardens for you to explore. Our Shetland ponies or Boer goats will happily join you. The Loft is a lovingly refurbished and well-equipped self-contained annex with a private garden. Many close attractions.

Snuggle up by the log burner whilst looking out at our peaceful lake, surrounded by ancient woodland. A private couples’ retreat for relaxing, unwinding, and sharing magical moments in nature. If you can pull yourselves away from your woodland hideaway, the lovely village of East Hoathly isn’t far, with a cozy café, village shop, and friendly local pub to explore.

Escape the Christmas chaos and unwind in the cozy comfort of our houseboat, festively decorated in December. A romantic retreat for two floating on our peaceful one-acre lake in East Hoathly. Relax by the cosy log burner, cook in the fully fitted kitchen, and wake in a lake-view bedroom where nature’s magic surrounds you. Step outside to gentle ripples and wildlife, or visit East Hoathly with its village pub, café, and shop just minutes away when you can pull yourselves away.

The Long Stable: Rural haven, spacious, fast Wifi

Stylishly fitted and eco-friendly, our detached, self-contained cottage is in a very rural location. There are no other holiday cottages on the farm. Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Luxury Shepherds Hut, Cedar Gables Campsite

Stay in our 2 berth shepherds hut situated on the established and highly recommended Cedar Gables Campsite, with over 45 years in the hospitality sector. Perfectly located to explore the Kent/East Sussex border with a footpath taking you directly to Bewl Water. Facilities include indoor kitchenette, full outdoor kitchen, fire pit/BBQ, internet, private shower and flushing toilet. All located on a massive 170 square metre private and fenced pitch.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
