The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

In the winter there is a log burner, in the summer a sunny flint walled garden. Nestled within the South Downs National Park this medieval village has independent and quirky shops, lots of choices of where to eat. Walks to enjoy - nearby is the sea, forest, vineyards, Downs or riverside. London 2 hours by car, 90 mins by train.

There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

The house is a short walk from the train station and local bus stops to Brighton/Eastbourne and is a great starting location for the Seven Sisters hike.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
